The Serve & Save Program is a veteran closing credit offered exclusively by Christopher Beal of Veteran Real Estate San Antonio: The Beal Group (eXp Realty). It provides eligible veterans and active-duty military a closing credit equal to 1% of the gross buyer's agent commission for every year of verified active service — applied directly on the Closing Disclosure (CD) and approved by the buyer's lender. How the Serve & Save Program Works
Three steps. Reduces closing costs directly. No gimmicks.
Contact Christopher to register for the program. Provide your DD214 or active orders to verify years of active service. Program must be disclosed and agreed to in writing before entering a purchase contract.
Work with Christopher as your exclusive buyer's agent. Use your VA loan, conventional financing, or cash — the program applies to any loan type as long as credits are lender-approved and within the VA 6% concession cap.
Your credit — 1% of gross buyer's agent commission × verified years of service — appears on your Closing Disclosure (CD). It reduces your out-of-pocket costs directly at the closing table. Not cash after closing per RESPA rules.
The formula: Years of Active Service × 1% of Gross Buyer's Agent Commission = Your Closing Credit. Example assumes a 3% buyer-agent commission. Commissions are negotiable. Maximum credit cannot exceed the VA's 6% total concession cap when combined with all other seller, lender, and agent contributions.

Serve & Save Eligibility Requirements
Open to veterans, active-duty, and reserve component members with verified active service — buying anywhere in the Greater San Antonio area.
Military Service: Active-duty, National Guard, Reserve, or honorably discharged U.S. military veterans are eligible. Years of verified active service determine your credit.
Exclusive Representation: Must work with Veteran Real Estate San Antonio: The Beal Group as your exclusive buyer's agent for the transaction.
Service Verification: DD214 required for veterans. Active duty orders for current service members. Years of active service must be verifiable from official documentation.
Pre-Contract Disclosure: Program must be disclosed and agreed to in writing before entering a purchase contract. Cannot be applied retroactively after a contract is signed.
Lender Approval: Credit is disclosed to and approved by your lender before closing. Applied on the Closing Disclosure (CD) at settlement — not issued as cash post-closing per RESPA regulations.
Not Combinable: The Serve & Save Program is not compatible with other referral programs. Cannot be stacked with other agent referral arrangements.
How It Works with Your VA Loan

VA loan guidelines limit total concessions — seller credits + lender credits + agent contributions — to 6% of the loan amount. The Serve & Save credit counts toward this cap. If sellers are already contributing to your closing costs, Christopher adjusts the credit to keep the total under 6%. Your loan compliance always comes first — you'll always be informed of the final credit amount before closing.
