About Camp Bullis

What Is Camp Bullis?

Camp Bullis is a JBSA training installation located on the northwest edge of Bexar County, adjacent to the Hill Country. It primarily supports the medical training mission of Fort Sam Houston — combat medic training, military occupational specialty (MOS) qualification, field exercises, and unit training rotations. It is not a standalone post with the full support infrastructure of Fort Sam, Lackland, or Randolph.

Service members assigned to Camp Bullis are administratively attached to Fort Sam Houston in most cases, and carry JBSA credentials. Day-to-day working location is Camp Bullis; administrative, medical, and support services run through Fort Sam Houston's infrastructure on the northeast side of the city.

The installation's northwest location — off Babcock Road near IH-10 West — makes it distinctly positioned from the other JBSA components. Helotes, Leon Valley, and the northwest inside-1604 corridor are the primary residential areas. For buyers with a lifestyle or school-district priority, Boerne and Fair Oaks Ranch are viable at 25 to 35 minutes via IH-10, particularly for senior service members on longer assignments.

Because Camp Bullis is a training installation with rotating student and cadre populations, housing demand patterns differ from Randolph or Fort Sam. Commutes for cadre (permanent party) assignments tend to be stable; student populations cycle through on shorter timelines with different housing needs.

Housing Reality

No On-Base Housing —
Here's What That Means for You

Unlike Fort Sam Houston, Randolph, and Lackland — which all have on-post family housing through Corvias or privatized housing — Camp Bullis has no family housing units. Every service member assigned here, regardless of rank or dependency status, lives in the civilian market.

That's actually an advantage for VA buyers. You're going straight to the civilian market with your full BAH entitlement and zero competition from on-post waitlists. The northwest corridor has consistent VA loan activity — sellers and agents in Helotes, Leon Valley, and northwest San Antonio are experienced with VA transactions. Active duty and veteran buyers may also qualify for additional savings through the Serve & Save Program.

For buyers comparing Camp Bullis assignments to Randolph or Fort Sam: the northwest corridor offers generally lower entry prices than the northeast (Helotes and Leon Valley vs. Schertz and Cibolo) and direct Hill Country access for buyers who prioritize lifestyle and land.

BAH & VA Loans

BAH & Buying Power
at Camp Bullis

Camp Bullis service members receive BAH at the San Antonio/JBSA Military Housing Area (MHA) rate — one of the most favorable BAH rates in Texas. The JBSA rate applies regardless of which installation within the complex you are assigned to, and is calculated based on rank and dependency status.

Combined with VA loan's zero down payment and no PMI, the northwest corridor offers strong buying power at most pay grades. Helotes and Leon Valley are the most BAH-efficient communities for E-5 through O-3 buyers. Boerne and Fair Oaks Ranch are more realistic for O-4 and above or buyers using retirement pay to supplement BAH.

Veterans can also stack VA benefits with TSAHC assistance, City of San Antonio HIP grants, builder incentives, and the Serve & Save closing cost credit. Visit the VA Homebuyer Assistance Programs guide for a complete breakdown of every program available.

Camp Bullis assignments tend to split into two buyer profiles — cadre looking for something permanent in the northwest corridor, and senior officers using the assignment as a retirement staging ground for the Hill Country. Both profiles have different timelines and exit strategies. If you're trying to figure out whether to buy in Helotes, go farther out to Boerne, or stay inside 1604, that's exactly the kind of decision I can help you work through. Common Questions

Camp Bullis Housing FAQ

Honest answers for service members assigned to Camp Bullis

Is there on-base housing at Camp Bullis?
No. Camp Bullis is a training installation and does not have on-base family housing units. Unlike Fort Sam Houston, Randolph AFB, and Lackland AFB — which all offer privatized family housing through military housing management partners — Camp Bullis has no residential infrastructure. Every service member assigned here, regardless of rank or dependency status, lives off-post in the civilian housing market. BAH is paid at the San Antonio/JBSA Military Housing Area rate, which is one of the most favorable in Texas. The northwest corridor — Helotes, Leon Valley, and northwest San Antonio inside Loop 1604 — provides the most direct commute to the installation's main gate off Babcock Road. Christopher Beal helps Camp Bullis families identify the right corridor based on rank, BAH rate, school district priorities, and assignment length.
What are the best neighborhoods near Camp Bullis?
Helotes is the closest off-base community with Hill Country character and Northside ISD schools at 10 to 20 minutes depending on address. It offers semi-rural living with larger lots and strong VA loan activity throughout. Leon Valley is the most affordable entry point in the corridor at 15 to 25 minutes, with established neighborhoods and NISD schools. Northwest San Antonio inside Loop 1604 provides the broadest range of price points, amenities, and housing styles. Boerne and Fair Oaks Ranch are viable for senior officers and buyers approaching retirement at 25 to 35 minutes via IH-10, offering Hill Country lifestyle, top-ranked Boerne ISD schools, and strong long-term appreciation. The Dominion is a gated luxury option at 20 to 30 minutes for senior military and civilian DOD buyers. Christopher Beal matches each Camp Bullis family to the right community based on their specific situation. Commute times vary — always verify with a test drive before selecting a neighborhood.
What BAH rate applies to Camp Bullis?
Service members assigned to Camp Bullis receive BAH at the San Antonio/JBSA Military Housing Area rate — the same rate that applies to Fort Sam Houston, Randolph AFB, and Lackland AFB assignments. All four JBSA installations fall within the same MHA, so rates are identical regardless of which installation you are assigned to. It is one of the most favorable BAH rates in Texas and provides strong purchasing power when combined with VA loan financing and San Antonio's below-average home prices. Rates vary by rank and dependency status. Because BAH is non-taxable income, VA lenders gross it up when calculating debt-to-income ratios, often qualifying buyers for significantly more than the BAH number alone suggests. See the 2026 JBSA BAH Rates guide for current figures by rank and a detailed breakdown of buying power by corridor.
Can I use a VA loan to buy near Camp Bullis?
Yes. VA loans are fully available throughout the northwest San Antonio corridor, Helotes, Boerne, and Fair Oaks Ranch. The northwest market has consistent VA loan activity — sellers, builders, and agents are generally experienced with VA transactions. For homes above the conforming loan limit in Boerne and Fair Oaks Ranch, VA jumbo options are available with zero down payment for borrowers with full entitlement. The 2026 VA loan limit for Bexar County is $832,750. Veterans with a 100% permanent and total disability rating receive a VA funding fee waiver, saving thousands at closing. On VA loans, sellers and builders can pay all normal closing costs with no VA-imposed cap — the 4% concession limit applies only to non-closing-cost items such as prepaid taxes, debt payoff, and excess discount points. Active duty and veteran buyers may also qualify for The Beal Group's Serve & Save closing cost credit and additional state and local assistance programs. See the complete VA buying guide for the full process.
What is Camp Bullis used for?
Camp Bullis is a JBSA training installation supporting combat medic training, military occupational specialty (MOS) qualification courses, field exercises, and unit training rotations — primarily in support of Fort Sam Houston's medical training mission. It occupies approximately 28,000 acres in the northwest Hill Country corridor of Bexar County. Camp Bullis is not a standalone post with full base support facilities like a commissary, exchange, or medical clinic. Service members assigned to Camp Bullis are typically administratively attached to Fort Sam Houston for medical, administrative, and support services. The installation's population consists primarily of rotating student populations on shorter training assignments and permanent cadre who provide instruction and administrative support. Because of this rotating population structure, housing demand patterns differ from installations like Randolph or Fort Sam Houston where the assigned population is more stable.
