Camp Bullis is a training installation, not a residential post. There is no on-base family housing. Service members assigned here live in the northwest San Antonio corridor — Helotes, Leon Valley, northwest inside 1604, Boerne, and Fair Oaks Ranch. This guide covers where to buy, what the commute looks like, and how to use your VA loan in the northwest market.
Camp Bullis does not have family housing units. Most service members assigned to Camp Bullis live off-post. BAH is paid at the San Antonio/JBSA rate. The northwest corridor — Helotes, Leon Valley, and northwest San Antonio inside Loop 1604 — provides the most direct access to the installation's main gate off Babcock Road and IH-10 West.
What Is Camp Bullis?
Camp Bullis is a JBSA training installation located on the northwest edge of Bexar County, adjacent to the Hill Country. It primarily supports the medical training mission of Fort Sam Houston — combat medic training, military occupational specialty (MOS) qualification, field exercises, and unit training rotations. It is not a standalone post with the full support infrastructure of Fort Sam, Lackland, or Randolph.
Service members assigned to Camp Bullis are administratively attached to Fort Sam Houston in most cases, and carry JBSA credentials. Day-to-day working location is Camp Bullis; administrative, medical, and support services run through Fort Sam Houston's infrastructure on the northeast side of the city.
The installation's northwest location — off Babcock Road near IH-10 West — makes it distinctly positioned from the other JBSA components. Helotes, Leon Valley, and the northwest inside-1604 corridor are the primary residential areas. For buyers with a lifestyle or school-district priority, Boerne and Fair Oaks Ranch are viable at 25 to 35 minutes via IH-10, particularly for senior service members on longer assignments.
Because Camp Bullis is a training installation with rotating student and cadre populations, housing demand patterns differ from Randolph or Fort Sam. Commutes for cadre (permanent party) assignments tend to be stable; student populations cycle through on shorter timelines with different housing needs.

Northwest San Antonio inside Loop 1604 offers the broadest range of price points and amenities in the corridor — master-planned communities, retail, dining, and medical access — with a direct IH-10 or Babcock Road commute to Camp Bullis. Senior officers and civilian DOD employees with executive compensation are the primary buyer profile.
