Joint Base San Antonio (JBSA) is one of the largest joint military installations in the Department of Defense, located in San Antonio, Texas — widely recognized as "Military City USA." Unlike single-installation duty stations, JBSA's four-installation footprint spreads across a metro area spanning roughly 35 miles — from Lackland on the west side to Randolph on the northeast. This geographic spread means your assigned installation is the primary variable in every housing decision: which corridor, which school district, which commute, and how far your BAH goes.
The one constant across all JBSA installations: all four share the same BAH rate because they fall within the same Military Housing Area (MHA). An E-7 with dependents receives the same housing allowance whether assigned to Lackland, Fort Sam Houston, Randolph, or Camp Bullis. The difference is where that BAH dollar goes furthest — and that varies significantly by corridor.
Southwest San Antonio near Lackland generally offers the most affordable housing options. Hill Country communities near Camp Bullis command premium prices with strong appreciation. The Randolph corridor (Schertz, Cibolo, Universal City) typically hits the sweet spot of modern construction, strong SCUC ISD schools, and VA-friendly pricing for mid-grade enlisted families. BAH Rates, VA Loans & Buying Power at JBSA
What your housing allowance actually buys across San Antonio's corridors.
San Antonio is one of the most VA loan-active markets in the country. The city's large military population means sellers, builders, title companies, and lenders are fully experienced with VA transactions — which reduces friction and increases your negotiating leverage compared to markets where VA loans are uncommon.
2026 JBSA BAH rates range from approximately $1,791/month for E-1 with dependents to $2,505/month for O-7 with dependents. All four installations share the same rates since they fall within the same Military Housing Area. Because BAH is non-taxable, VA lenders gross it up when calculating debt-to-income ratios — often qualifying buyers for significantly more than the BAH number alone suggests. VA loan benefits at JBSA include zero down payment, no PMI, and competitive interest rates. Existing VA loans from the low-rate era (2020–2022) are also assumable — buyers can take over a seller's 2–3% rate instead of financing at today's 6–7%. On VA loans, sellers and builders can pay all normal closing costs with no VA-imposed cap — the 4% concession limit applies only to non-closing-cost items such as prepaid taxes, debt payoff, and excess discount points.
